This spec’d 2-story Mediterranean-style home was designed for a developer in 2009 in the very desirable area north of Montana, in Santa Monica, about 1.5 miles from the beach.
5 Bedrooms and 4.5 bathrooms in a little over 3,200 sq ft, with covered expansions at the front and rear, a luxurious Kitchen, and all the amenities of a house of this size in an urban lot in Santa Monica.
Formal Living and Dining Rooms, as well as a huge Family Room, complete the first level, which also includes a service/guest bedroom off the Kitchen. At the height of the market, the asking price for this property was 3.75 million dollars.
Conversion of a two-story building over the parking for a gym into a high end office building.
The client, a property manager in Thousand oaks, purchased this property with a building from the 80’s. The objective was to successfully convert it into an office building. The main challenge was to open the second floor above the Entry, which already had the windows and the vaulted ceiling, and introduce the sculptural staircase. This move reduced the rentable space, but successfully augmented the visual impact of the first impression.
The four corners of the original building had small patios. As a way to compensate for the loss of space at the entry, we incorporated those patios into the building, while glazing the addition from floor to ceiling. This increased the value of the corner offices, while maximizing the views of the surrounding hills.
New Pool Cabaña with a utility basement.
The client, a prominent A-list Hollywood movie director, wanted a Recreational space aligned with the pool he had in the property. The only way to achieve it was to cut the hill behind the pool, where a 14’ high retaining wall was added.
In front of it, we placed this eclectic combination of oriental styles almost like the background on a fantasy movie set.
Since the space was elevated with regards to the level of the pool, in the center of the steps connecting them, and in symmetric alignment, we placed a spa for 8 people.

An excellent example of a successful collaboration between well committed clients, a creative Interior Designer, a quality oriented contractor, and the architect.
The subject of the entire house renovation/addition/restoration: a 3-story, neo-classical house built in 1879 in Hancock Park, and moved in 1924 to an oak filled 1.5 acres lot in Encino.
The house was formerly owned by Smokey Robinson.
The scope of the work included the renovation, and in some cases restoration, of every single room in the house, including a Library in the Basement converted into a Home Theater; the entire gourmet Kitchen, and a 16 by 16 feet addition next to it, to complete the Family Room, with a deck above to expand the Exercise area, plus an expansion deck off the Kitchen and Family and a Guest House/Home Office behind the main house.
The two levels above, populated with bedrooms and bathrooms, a large Master Suite, and an elegant Staircase, connected to the Entry Foyer below.

The owners were not happy with the scale of the existing roof and the chimney on the front of the house.
The scope of the project was limited to adding curb appeal to this non-descript, two-story house on a quaint street in Sherman Oaks, as well as a covered expansion to the back of the house.
A new porch - veranda with railing and columns were added to the front, to control the scale of the entrance to the house.
To increase the ‘charm’ of the structure, two non-functional dormers were added to control the scale of the roof and the chimney, and new siding with dark shutters and stone wainscot accents added additional warmth.
The striking contrast between the before and after pictures adequately depicts the transformation of this house.
Converting an open Entry Lobby space on an apartment complex in Long Beach into a Leasing Office space for the Property Management Company.
The owner had started a complete renovation of the large apartment complex near the Long Beach University, and wanted to convert the original glass Entry Lobby into a Leasing office for the complex. Our project consisted of adapting the existing post and beam structure into a more formal space for the manager and two-to-four sales employees.

The Principal, Fernando Di Zitti, has a vast experience in the field of architecture and Urbanism design. He graduated in 1986 with a Bachelor Degree in Architecture & Urbanism from the National University of Mar del Plata, Argentina.
Emigrated to the U.S.A. in 1987 and became licensed as an Architect in the State of California in 1993. Mr. Di Zitti is gifted with excellent conceptual design; space planning; graphic and presentation skills, complemented with more than 25 years of Computer Aided Design experience.
He posses a complete working knowledge of the principles of building construction, and a strong grasp of most structural techniques. As a plus, he speaks Spanish fluently, and some Italian.
This was a Modern, one-story home sitting in the Hollywood Hills, in need of a general makeover.
Because of its configuration, the small lateral Entry was on the opposite side of the view. The project consisted of revitalizing the Entry by allowing more volume and light, renovating all the space around it, enlarging the Master Suite, and the other Bedrooms, while renovating the Kitchen and the rest of the house.

Renovation of a two-story Ranch style home in the exclusive gated community of Hidden Hills.
The original client wanted a Master Suite Renovation and a bathroom addition. Before construction started, the house was sold and the new owner wanted to undergo a more ambitious renovation.
The entire house was clad in wooden shingles, replacing the outdated brick look, and the roof updated to a light-weight concrete tile. A new Master Suite was added at an angle to maximize the views, the entire Kitchen and Dining areas were renovated, as well as the Family Room and service areas. The front entry was renovated as well.
An exterior renovation of a mid-century modern style house.
The client was tired of the ‘firehouse’ look of his modern style home, and wanted to infuse some more traditional curb-appeal to his house.
We opted for interrupting the continuous running overhang over the front of the house and the detached Garage, taking advantage of the symmetry of the façade to convert it into a more traditional entry porch, with columns and moldings. A uniform stone wainscot was added to the front, together with a mansard type roof that hangs lower than the second floor windows, to reduce the scale of the volume of the two-story house.
Renovation and addition of a traditional one-story home in the hills of Studio city, overlooking the San Fernando Valley. The client: a young professional couple whose family was growing rapidly The house, built in the early 50’s, had remained largely untouched by the original owners. This project consisted of the renovation and addition to this traditional ranch-style home in probably the largest lot in the hillsides of Studio City, with a sizeable lawn and pool, with views of the Valley below.
We had to enlarge the Master Suite by reducing the size of the large formal Living Room, with the remnant, including the Fireplace, becoming the Study. Two more bedrooms, a Play area, and two bathrooms were added to the other wing of the house.
The entire rear of the house, facing the pool, the lawn, and the view, was enlarged and renovated, with large doors and picture windows opening into the elevated, covered Deck which became an outdoor Family Room

The client, a consulting engineer of our firm and a friend, had a specific program for the Renovation of his one-story ranch house perched atop the hills above Encino. They wanted an exterior renovation, a new kitchen, a larger Master Suite, additional Garage space for collectible cars, and a better transition between the house and the exterior, where the pool and the sweeping views of the Valley below lay.
The project and the program changed greatly during the design process, where the entire house was redesigned over the existing foundation, with higher ceilings throughout, and the perimeter was expanded where the topography permitted.
